This chart shows how the real estate values have changed for the Jackson, TN and the Santa Barbara-Santa Maria-Goleta, CA metropolitan areas since 1995.
In general, a $100,000 real estate investment made in Jackson in 1995 would be worth approximately $120,000 today. That same investment, if made in the in the Santa Barbara metropolitan area, would be worth almost $300,000 today - a $180,000 improvement.

Largest House Price Increases in More Than 25 Years
What Bubble?!? After months of negative housing articles the price increases just keep coming. On the average, US home prices increased by 13.43% from the second quarter of 2004. This increase is the largest four quarter increase since 1979. OFHEO Chief Economist Patrick Lawler stated that "There is no evidence here of prices topping out."
Nevada continues to have the highest appreciation rates of all states. There, house prices increased 28.1% over the last year. One item of note is that Las Vegas fell out of the list of 20 fastest growing MSAs.
The second greatest annual price increases was in Arizona. Prices there grew by 9.7% in the second quarter alone - far surpassing every other state.
Thirty of 265 ranked MSAs had four quarter appreciation exceeding 25%. Florida, California, Nevada, and Arizona are no longer the only states in the top 20 MSA list. MSAs from both Idaho and Utah have joined the group.
